Stockland, one of the country's larger retail landlords, has said it will "definitely" talk to Amazon, particularly if the global retail "disrupter" leases bricks and mortar stores.

Stockland's chief executive commercial, John Schroder, said he "hopes over time we can do business with Amazon".

"Amazon is phenomenal in its incredible and insatiable focus on the customer," Mr Schroder said.

"It will create further disruption in Australian retailing, which could be overdue."

Mr Schroder said over time the entrance of Amazon "will create optionality for retail landlords in the technology business".

"As a landlord, if Amazon look to open stores, similar to the one in the US, then we will treat them the same as other potential tenants," Mr Schroder said.

Amazon said last week it is officially opening in Australia and is said to have signed a lease at the Goodman Group's Oakdale industrial estate at Eastern Creek in Sydney. It will need a purpose-built warehouse of up to 100,000 square metres.

At the site are six DHL facilities and that group will be one of many to help Amazon distribute its goods bought online.

But, according to social networking group Booodl, retailers and shopping centre landlords need to invest in their technology systems so they have accurate data about the products they sell at all their stores - this is now table stakes for survival.

The Booodl app and website uses geolocation and machine learning to help consumers find physical retail stores that sell products they want.

Booodl co-founder and chief executive George Freney said users of the app can save these products to a list and receive reminder notifications whenever they're near a store that sells one, helping to drive more relevant customers in-store.

"Retailers must make sure they have a comprehensive digital presence for all stores that includes all the data about those stores. Not just product data but payments, Wi-Fi, parking etc - all the things that can help consumers discover and decide to visit them," Mr Freney said.

"Shopping centres need to start thinking in the shoes of the consumer and the fact they shop everywhere and not just in their centre.

"While great websites, marketplaces and apps are important for the small percentage of the trade area shoppers that will use them, they are not going to solve the problem. Delivering them cheaply and sustainably is the key aim."

Mr Freney said landlords and malls should focus on making sure that no matter what digital channel a consumer is on, they can be influenced the right way about visiting the stores in the shopping centre.

"They must understand how consumer journeys are fragmenting across different channels and how to influence those consumers in the micro-moments that impact shopping journey decisions," Mr Freney said.

Property impact

From the property perspective, analysts said assuming Amazon will enter the Australian market through commoditised product categories, such as electronics, apparel etc, "in our view, it is the portfolios of Stockland, Mirvac and Vicinity Centres that are more likely to be impacted".

According to Macquarie Equities, under an assumption of Amazon requiring three fulfilment centres, of at least 80,000 sq m each, this would imply the group could generate about $6.5 billion of sales.

"This is currently 2.1 per cent of Australian retail sales, and 2 per cent of retail sales on the eastern seaboard. Under an assumption that three fulfilment centres were to open in Sydney in the short to medium term, this would be a significant headwind to NSW-based retail landlords," Macquarie Equities analysts said in a report on Amazon.

"If AmazonFresh??? is introduced into Australia, this will impact a neighbourhood and freestanding shopping centre's ability to attain turnover rent from supermarket anchor tenants of Woolworths and Coles, and therefore inhibiting net property income growth for landlords such as SCA Property and Charter Hall Retail REIT."

The analysts said the launch into Australia by Amazon would also require incumbents to improve micro factors such as pricing, deliver greater customer engagement/insights/loyalty, improve ease of use and responsiveness of websites, expanded ranges and improve fulfilment of deliveries across a range of delivery options and durations.

"None of these adjustments come cheap, and we anticipate a credible response will require a capital reallocation away from new store capex towards online, data management and fulfilment," the analysts said.
